Twin Creeks Home Prices

There is a home to suit almost everybody in Twin Creeks from a small 2 bedroom condo to a substantial 5 bedroom detached single family home. At the time of writing, August 2007, prices have seen a significant down-turn throughout the country and prices are lower than they have been in a while. Nevertheless, San Ramon home prices have been remarkably resilient and while it is obvious that, even here, prices are less than they were a couple of years ago, they have not fallen as much as in many parts of the state and there are real indications that prices are stabilizing.

The chart below shows the average home sale price vs. the average list price for homes in zip code 94583 for the period from June 2006 to August 2007. That covers all homes west of Alcosta Boulevard in San Ramon of which Twin Creeks is the largest neighborhood.

It is immediately apparent that while the average list prices has only fallen by a small percentage, sale prices have seen more of a decline. This tends to suggest that home owners in the area have been reluctant to accept the realities of a falling market. Nevertheless, home values here have been very resilient compared to many areas and this is undoubtedly due in part to the relatively strong economy in the East Bay together with the high standard of schools here.

Right now, there are homes available in Twin Creeks from $425,000 to around $1.5m.

At that price, you can buy a very nicely updated and expanded 2-story home in a quiet court location with 4 bedrooms and 2.5 baths and 2,000 sq. ft. of living space.
